Lateral sewer Scope Inspection

Overview

 A visual examination utilizing a borescope (specialized camera) of the underground pipe connecting your home's plumbing system to the main sewer line or septic tank, allowing you to identify potential issues like blockages, cracks, tree root intrusion, or pipe damage. 

Is Your Sewer Line Important?

Yes! Most home insurance policies do not cover repairs on lateral sewer lines. With a sewer scope inspection,  issues like cracks, corrosion, or root intrusion can be identified before they become major problems, saving you money on repairs down the line. Sewer line issues can be costly and cause further damage if not professionally addressed. 

Reasons to Schedule a Sewer Scope Inspection

  1.  Avoid costly repairs -  identify issues before they become very expensive to fix.  
  2.  A damaged sewer system can allow harmful gases and bacteria to enter your home.  
  3.  A broken sewer line can cause flooding, shifting, or cracking in your home's foundation.
  4.  A sewer scope inspection can identify blockages without the need for digging.
  5.  Tree roots can push through sewer lines and cause damage.

Air quality/mold spore Testing

Overview

Air samples are collected from strategic areas within the home, including an outdoor/control sample. The samples are sent to PriorityLab ( Environmental Microbiology Laboratory Accreditation Program (EMLAP) certified) and tested for detecting the presence of fungal/mold spores in the interior of the home.  Air samples can tell you if you have hidden moisture or leaks that are producing spores that may represent a health risk to you and your family. 

Reasons to Schedule an Air Quality Inspection

  1.  When a recent or past water event is suspected. 
  2. A “musty” smell is noticed. 
  3. An occupant of the home is predisposed to respiratory distress. 
  4. Recent mold remediation took place and you want to verify the effectiveness. 
  5. Can detect hidden mold growth in areas that are not readily visible (behind walls, air ducts, etc.)
  6.  Molds have the potential to cause health problems. Molds produce allergens (substances that can cause allergic reactions), irritants, and in some cases, potentially toxic substances (mycotoxins) 

Pricing *Home Inspection Upgrade

$275.00 (+) in addition to Home Inspection Fee. *This is the base price and may increase depending on square footage of home tested and sample amount needed. 

Short Term Radon Testing

Overview

A short-term sample (minimum 48 hours) taken with  our innovative testing equipment monitors indoor air continuously for a minimum of 2 days to get accurate readings and EPA averages. A report will be provided at the end of the testing period along with EPA recommendations based on the test results.  

Why Test for Radon?

Radon is a naturally-occurring radioactive gas that can cause lung cancer. Radon gas is inert, colorless and odorless. Radon is naturally in the atmosphere in trace amounts. Outdoors, radon disperses rapidly and, generally, is not a health issue. Most radon exposure occurs inside homes, schools and workplaces. Radon gas becomes trapped indoors after it enters buildings through cracks and other holes in the foundation. Indoor radon can be controlled and managed with proven, cost-effective techniques. 

Breathing radon over time increases your risk of lung cancer. Radon is the second leading cause of lung cancer in the United States. Nationally, the EPA estimates that about 21,000 people die each year from radon-related lung cancer.
